The key to renovating is patience and planning.

With the property market still showing growth and prices at an all time high many people are deciding to renovate rather than relocate.  Use the following guide to help you through the process.

Have a plan, work out what it is you want & need.

Work out how much you want to spend, remembering this may not be in line with what you want and you may need to review at a later stage.

Research - permits, existing building, the site and its surrounds

Get some professional advice – architect, draftsperson, or builder.  Make sure the people you employ show empathy with what you want. Check their past works and get references to make sure their work matches your taste and needs.

Once you have employed a professional they will guide you through the remaining steps;
  • Formulation of a brief
  • Sketch design
  • Working drawings including contract documentation, including specifications of fixtures, fittings and finishes.  
  • Employment of other consulting services such as structural engineering, land surveying, quantity surveying (costings)
  • Tendering to builders
  • Select an appropriate contract
  • Apply for appropriate permits – building and or planning.
  • Construction
Regular meetings should be held to review and control the construction process.

Payments are normally done in stages, reflecting the building works to date.  Be wary if you are asked to make upfront payments.

Ensure you are happy with the work and that it meets with the specifications of the contract, if it doesn't you have the right to reject the work.

On completion of the job make sure you have received a certificate of final inspection prior to the final payment.

Finally remember this process should be an enjoyable one.
